[ARCHIVED] Proposed Zoning Ordinance Amendments

On March 21, 2022, the Pitt County Board of Commissioners directed Planning staff to develop several amendments to the Pitt County Zoning Ordinance in order to change how the Board of Commissioners considers certain land uses.  Currently, the Board of Commissioners hears requests for “Class 1 Special Use Permits” which require an evidentiary hearing using quasi-judicial procedures.  The proposed amendments will change all uses requiring a “Class 1 Special Use Permit” to a “Conditional Zoning District” which requires a legislative hearing.  Conditional Zoning Districts are currently permitted in the Zoning Ordinance on a voluntary basis and follow the same procedures as a conventional rezoning request.  Planning staff is also proposing additional amendments in order to comply with legislation that was recently approved by the General Assembly, and to maintain consistency with other proposed amendments to the Pitt County Subdivision Ordinance.
