NOTICE OF HEARINGS

Pitt County Development Ordinance Amendments

 

The Pitt County Board of Commissioners will hold several public hearings on Monday, July 18, 2022, at or after 6:00 pm in the Eugene James Auditorium in the County Administration Building located at 1717 W. 5th Street, Greenville, N.C. to consider the following requests:

  • Rezoning request by Prem K. Singla to rezone 16.53 acres of his property from Rural Agricultural (RA) to General Commercial (GC).  The subject property is identified by the Tax Assessor’s Office as Parcel Number 02365, and is located at the northern side of US 264 East, west of its intersection with SR 1537 (Rams Horn Road) in the Pactolus Township.
  • Request by Pitt County to amend the Pitt County Zoning Ordinance to change all uses requiring a “Class 1 Special Use Permit” to require approval of a “Conditional Zoning District”.  Several additional amendments are proposed in order to comply with legislation that was recently approved by the North Carolina General Assembly regarding manufactured homes and to maintain consistency with other proposed amendments to the Pitt County Subdivision Ordinance.  Copies of the proposed amendments are available for public review in person at the Pitt County Planning Department, or online at https://www.pittcountync.gov/DocumentCenter/View/12299/Zoning-Ordinance---DRAFT-Edits.
  • Request by Pitt County to amend the Pitt County Subdivision Ordinance to provide requirements for special purpose septic lots, removal of criminal penalties for violations per recent legislation, exemption of multifamily developments from minimum lot widths, requirements for third party maintenance of conservation easement exemptions for stub out streets, and establishment of a minimum lot width for open space and require that it connect to the right of way.  Copies of the proposed amendments are available for public review in person at the Pitt County Planning Department, or online at https://www.pittcountync.gov/DocumentCenter/View/12562
  • Request by Pitt County to amend the Pitt County Flood Damage Prevention Ordinance in order to allow Pitt County and the Municipalities of Ayden, Bethel, Grifton, Grimesland, and Simpson to remain in compliance with the requirements of the National Flood Insurance Program (NFIP) and to maintain their current ratings in the Community Rating System (CRS).  Copies of the proposed amendments are available for public review in person at the Pitt County Planning Department, or online at https://www.pittcountync.gov/295/Floodplain-Management
  • Request by Pitt County to amend the Pitt County Soil Erosion and Sedimentation Control Ordinance to ensure that the County’s ordinance conforms to the North Carolina Sedimentation Control Commission’s Model Ordinance.  Copies of the proposed amendments are available for public review in person at the Pitt County Planning Department, or online at https://www.pittcountync.gov/273/Soil-Erosion-and-Sedimentation-Control.
