Positioning the Region for Global Impact

The proposed Megasite Industrial Park is a major economic development project planned for northern Pitt County. Spanning about 3,300 acres north of Greenville and west of Highway 11, the site is owned by Weyerhaeuser and has long been used for timber harvesting.

Project Overview

  • Size and Ownership: The 3,300-acre site is part of a larger 10,000-acre Weyerhaeuser tract.
  • Purpose: Designed to attract large-scale investment in advanced manufacturing, life sciences, pharmaceuticals, medical devices, food processing, and logistics.
  • State Recognition: Selected by the Economic Development Partnership of North Carolina (EDPNC) as one of seven megasite finalists out of 30 statewide submissions for its size, single ownership, and access to key infrastructure.

Infrastructure and Investment

  • Estimated Cost: About $451 million for road, water, and wastewater infrastructure, plus $102 million for electric and natural gas utilities.
  • Funding Support: The NC General Assembly committed $10 million for due diligence and $97.8 million for development through the Megasite Readiness Program.
  • Timeline: Full build-out typically takes between five and fifteen years.

  • Rezoning: A proposal is under review to change the site’s zoning from Rural Agricultural to General Industrial.
  • Utility Expansion: Greenville Utilities Commission is evaluating sewer service extensions to support future development.
  • Environmental Review: Planned studies include Phase I and II assessments, wetland and stream mapping, and endangered species evaluations.
