Deciding zoning and land use matters in Pitt County, the Board of Adjustment provides a fair hearing process for residents and property owners when exceptions, interpretations, or appeals to zoning rules are requested. The board reviews and rules on special use permits, determines whether to grant variances when strict enforcement of zoning requirements such as lot size, building placement, or setbacks would cause hardship, and hears appeals of decisions made by zoning officials or enforcement staff. It also considers other special exemptions authorized by the zoning ordinance.
