Reviewing property value appeals from taxpayers, the Pitt County Board of Equalization and Review (BOER) provides a fair and accessible process for residents who believe their assessed value is not accurate or consistent with similar properties. Appealing Your Property Value in Pitt County
If you believe your property’s assessed value is too high or doesn’t reflect current market conditions, you have the right to file an appeal with the Board of Equalization and Review (BOER). This independent board, made up of local residents, is appointed by the Pitt County Board of Commissioners to help ensure property values are assessed fairly and equitably for all taxpayers.
You may submit an appeal between January 1 and the date the BOER formally adjourns for the year, typically in April or May. Appeals must be based on specific concerns such as:
- Overvaluation compared to market value
- Unequal assessment compared to similar properties
- Factual errors in your property record
To start the appeal process, complete a formal appeal form and provide supporting materials, such as:
- Recent sales of similar properties
- Professional appraisals
- Photographs or documentation of property conditions
Once your appeal is submitted, you’ll receive notice of a scheduled hearing. You may present your case in person or authorize someone to represent you. The BOER will review all evidence before issuing a final decision on your property value.
